Mortgage Assistance and Residential Foreclosure Relief During COVID-19

The 2019 Novel Coronavirus (COVID-19) is aggressively spreading throughout the U.S. As this is written, there are approximately 2 million total confirmed cases of the virus in the U.S., and over one hundred thousand deaths, according to the Centers for Disease Control.

COVID-19 has far reaching implications beyond your physical health. Your financial health may be in jeopardy too. That includes the single biggest asset you own: your home. That is precisely why Florida’s Governor, Ron DeSantis extended Executive Order 20-94 on May 14, 2020. The order stops foreclosures and evictions from proceeding in court. The order has now been extended by virtue of Article IV, Section (1)(a) of the Florida Constitution, Chapter 252, until July 1, 2020. However, there’s no indication of whether 20-94 will be further extended and there is a strong likelihood that foreclosures could climb upward when the order expires.

A second measure for struggling homeowners, the federal CARES Act, has also been signed into law as a result of COVID-19. The CARES act places a moratorium on evictions and foreclosures for properties that are part of a federal housing program or that have received federal funds. There are also other requirements for holders of federally backed mortgages under the CARES act.

HUD launched a new website located at www.hud.gov which consists of an extensive list of resources for landlords, non-profits, Public Housing Authorities, and shelters, as well as information for stakeholders in single family housing, manufactured housing, multifamily housing and more. This information can be located at hud.gov/coronavirus.
